These terms govern your use of the ZipMarketData website, the ZipMarketData REST API, and the ZipMarketData dashboard (together, the "Service"). By creating an account, subscribing to a plan, or calling the API you agree to them. If you do not agree, do not use the Service.

The Service is operated by ZipMarketData ("we", "us"). Questions about these terms go to support@zipmarketdata.com.

1. What the Service Provides

ZipMarketData publishes aggregated US residential real estate market statistics — median sale and list prices, days on market, active listings, year-over-year price change, HUD Fair Market Rents by bedroom count, metro-level affordability indices, and investment metrics derived from those inputs. The data is assembled from three public sources:

  • Redfin Data Center — aggregate market statistics by ZIP code and city, published by Redfin for public use.
  • US Department of Housing and Urban Development (HUD) — Small Area Fair Market Rents, a US Government publication.
  • US Census Bureau, American Community Survey — median household income by metropolitan area, a US Government publication.

We do not originate property listings, we do not hold records about individual properties or their owners, and we do not conduct appraisals or valuations of specific addresses.

2. Accounts

Dashboard accounts are created with an email address and a password, and are authenticated through Supabase. You are responsible for keeping your credentials and any API keys issued to you confidential, and for all activity that occurs under them. Tell us promptly at support@zipmarketdata.com if you believe a credential has been exposed. You must be at least 18 years old and legally able to enter a contract to hold an account.

3. Plans, Quotas and Fair Use

Two separate products are offered, each with its own billing relationship:

  • Dashboard — sold directly by us and billed through Stripe. The free plan allows 15 API requests/day (about 5 full ZIP analyses, because one full lookup fires three API calls). Pro is $19/mo and Business is $49/mo, both with unlimited lookups subject to the fair-use limits below.
  • API — sold through the RapidAPI marketplace, which handles subscription, metering and billing under RapidAPI's own terms. Quotas and prices for API plans are those shown on our RapidAPI listing at the time you subscribe.

"Unlimited" means unlimited ordinary human use of the dashboard. It does not permit automated bulk extraction, scripted scraping of the dashboard, sharing one account across multiple people or applications, or sustained request volumes that degrade the Service for others. We may apply rate limits, and we may suspend an account that materially exceeds fair use after contacting you.

4. Free Trial and Recurring Billing

Paid dashboard plans may be offered with a 30-day free trial. Read this section before starting one:

  • A valid payment method is required to start a trial.
  • No charge is made during the trial period.
  • At the end of the 30 days the subscription converts automatically to the standard recurring price of the plan you selected, charged monthly in advance until you cancel.
  • One trial is available per account. Cancelling and re-subscribing does not grant a second trial.
  • If your payment method fails at the end of a trial, the subscription is cancelled rather than continued unpaid.
  • Cancelling at any point before the trial ends prevents any charge.

Subscriptions renew automatically each month until cancelled. You can cancel at any time from the billing portal linked in your dashboard; access continues until the end of the period you have already paid for. Refund terms are set out in the refund policy.

5. Acceptable Use

You may use ZipMarketData data inside your own analysis, applications, dashboards and client reports. You may not:

  • resell, redistribute or republish the dataset in bulk, or offer a substantially similar data feed built from our responses;
  • circumvent quotas, rate limits or authentication, or share API keys with third parties;
  • misrepresent our figures as verified appraisals, as originating from you exclusively, or as endorsed by Redfin, HUD or the Census Bureau;
  • use the data to make or support decisions that discriminate against protected classes, including in the marketing, sale, rental or financing of housing. US fair housing law applies to you, not to us, and geographic screening can produce unlawful outcomes even where no unlawful intent exists;
  • use the Service in breach of any applicable law, or to attack, probe or overload our infrastructure.

6. Accuracy, Coverage and No Warranty

The Service is provided "as is" and "as available". We take care with the pipeline, but the underlying sources are third-party publications with their own revision schedules, coverage gaps and lags: Redfin data reflects transactions visible to Redfin rather than every transaction, HUD rents are an annual 40th-percentile benchmark rather than achievable market rent, and Census income figures are released with a lag of roughly two years. Where a ZIP code is sparse we may return a regional estimate, flagged with an is_estimated field. We do not warrant that the data is complete, current, accurate for any particular property, or fit for any particular purpose, and we do not guarantee uninterrupted availability. No service level is offered on free plans.

7. Not Financial, Investment, Legal or Tax Advice

Everything published by ZipMarketData is for informational purposes only and is not financial, investment, legal, tax or valuation advice. Cap rates, cash flow projections, yields, affordability indices and every other derived figure are model outputs based on stated assumptions — they are not predictions, offers, or a recommendation to buy, sell, finance or lease any property. Property investment carries risk, including loss of capital. Verify every figure independently and take professional advice before acting.

8. Intellectual Property

The underlying public datasets remain the property of their publishers and are used under their respective terms. Our compilation, normalisation, derived metrics, documentation, site content and software are ours. Subject to these terms you get a non-exclusive, non-transferable, revocable licence to use API responses within your own products and analysis for as long as your plan is active.

9. Suspension and Termination

You may stop using the Service and delete your account at any time from the dashboard; deletion removes your account record, saved searches, alerts, API keys and usage history, and cancels any active subscription. We may suspend or terminate access for breach of these terms, for non-payment, or where continued access poses a security or legal risk. Where we terminate without cause we will refund any unused prepaid period.

10. Limitation of Liability

To the maximum extent permitted by law, we are not liable for indirect, incidental, special or consequential loss, nor for lost profits, lost opportunity, or losses arising from investment decisions made using the Service. Our total aggregate liability arising out of or relating to the Service is limited to the amount you paid us in the twelve months preceding the event giving rise to the claim. Nothing in these terms excludes liability that cannot lawfully be excluded, including for fraud or for death or personal injury caused by negligence. Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.

11. Changes

We may update these terms as the Service changes. Material changes will be notified by email to account holders, or by a notice on this page, before they take effect. Continuing to use the Service after the effective date means you accept the revised terms. The date at the top of this page is the date of the current version.

12. Governing Law

These terms are governed by the law of the country in which the operator of the Service is established, and disputes are to be brought in the courts of that country, in each case subject to any mandatory consumer protections available to you where you live and to any right you have to bring proceedings in your local courts.
